Occupancy Report

The Occupancy Report helps you track the occupancy metrics of your facility and its unit groups according to three different metrics.

  1. By Unit Occupancy
  2. By Square Footage Occupancy
  3. By Economic Occupancy

Each section first reports the numbers according to the total facility view, then by unit types (Self Storage, Parking, Mailboxes, etc.). Finally, each type is subdivided into unit groups according to their size and their standard rate.

For the Unit Occupancy and Square Foot Occupancy, each category is exclusive, meaning a unit will only be counted towards one category. To ensure consistency with the rest of FMS, we have the following priority list:

  • Complimentary
  • Occupied
  • Reserved
  • Unrentable
  • Vacant

If a unit falls into two or more of these categories, they are treated as the top-most category (e.g. if they are complimentary+occupied, they are complimentary; if they are occupied+unrentable, they are occupied; if they are unrentable+vacant, they are unrentable). Some combinations don't make sense (e.g. occupied+vacant), but any combination that does make sense should be handled with this logic.

 

Unit Occupancy

Total Units

Total number of units in the facility for that grouping

Occupied

Number of units that are occupied and not complimentary

% Occupied

Occupied Units / Total Units as a percent

Vacant

Number of units which are vacant and not unrentable or reserved

Vacant Units / Total Units as a percent

Reserved

Number of units with pending reservations

% Reserved

Reserved Units / Total Units as a percent

Complimentary 

Number of occupied units where the rent rate is $0

% Complimentary 

Complimentary Units  / Total Units as a percent

Unrentable

Number of Units marked as unrentable and not occupied.

Square Foot Occupancy

Total Area

Total Square Footage of all units for the group

Occupied

Square Footage of units that are occupied and not complimentary

Occupied Square Feet/ Total Square Feet as a percent

Vacant

Square Footage of units that are vacant and not unrentable or reserved

Vacant Square Feet / Total Square Feet as a percent

Reserved

Square Footage of units with pending reservations

% Reserved

Reserved Square Feet / Total Square Feet as a percent

Complimentary 

Square Footage of occupied units where the rent rate is $0

Complimentary Square Feet / Total Square Feet as a percent

Unrentable

Square Footage of units marked as unrentable and not occupied.  Note, in Corporate Settings you can dictate if dirty or damaged units would count as Unrentable.

Economic Occupancy

Std Rate / SQ FT (AVG)

The Standard Rate for that group per one square foot

P Std Revenue

The potential rent if all occupied and complimentary units were being charged the Standard Rate

P Std Gross

The potential rent if all units were being charged the Standard Rate

Avg Rate

The actual average amount that occupied and complimentary units are being charged

Avg Rate SQ FT

The average rate per square foot for that group

Rent

The rent for the occupied and complimentary units combined

P Gross Revenue

The potential gross rent if all units were being charged at the Average Rate.

Legend

STD= Standard, or based on the Standard Rate.

P= Potential, either based on maximizing occupancy to 100% or maximizing rental rates to the standard rate.
