A non-recurring delinquency stage is an action that occurs just one time after rent goes unpaid. For example, you would use a non-recurring stage to send a lien or auction notice.
Things to know about non-recurring delinquency stages:
- The Resulting Action of a non-recurring delinquency stage occurs only once.
- Actions are assigned to occur X NUMBER OF DAYS AFTER THE DUE DATE. For example:
- If rent is due on the 1st day of the month and the non-recurring stage is set for 10 days after the due date, the action occurs on the 11th day of the month.
- If rent is due on the 2nd day of the month and the non-recurring stage is set for 5 days after the due date, the action occurs on the 7th day of the month.
- If rent is due on the 5th day of the month and the non-recurring stage is set 10 days after the due date, then the action will occur on the 15th of the month.
- Resulting Actions can be independent of each other, or they can be dependent on each other.
- Independent action example: Sending an auction notice 60 days after rent is due.
- Dependent action example: Sending an auction notice one day after you’ve scheduled the unit for auction.
- 0 day dependent actions will process 5 minutes after the previous action has been completed.
- The Delinquency Starts stage cannot be deleted and determines the difference between a past due unit and a delinquent unit. The Delinquency Start stage should not be set to anything other than 1 day after the due date.

- For best results, set up the following actions in their own individual stages rather than combining them in other stages:
- Overlock
- Gate Lockout
- Cut Lock
Not Recommended
- Do not change your date that delinquency begins if you have any past due or delinquent tenants in your storEDGE account.
- Do not edit a delinquency stage that is currently in use. Doing so could throw off delinquency for tenants who fall into that particular stage. Instead, create a new delinquency stage to replace the stage you want to change, and set the current stage's resulting actions to None.
If you prefer to keep them separate and still on the same day, the system will pick one of the two and you will want to look at the delinquency task list to see the tenants listed in a specific delinquency setting:
Editing Non-Recurring Delinquency Stages
- If you change the actions in a non-recurring delinquency stage, the next time that stage runs, the new actions will be triggered.
- If you increase the applied on day in a non-recurring delinquency stage that has already processed for a unit, it will not change anything for that unit. The change will only affect new units entering delinquency after you've made the change or units that are currently in delinquency but haven't reached this stage yet.
- If you decrease the applied on day in a non-recurring delinquency stage that has already processed for a unit, it will not change anything for that unit. The change will only affect new units entering delinquency after you've made the change or units that are currently in delinquency but haven't reached this stage yet.
- If you delete a non-recurring delinquency stage that has already processed for a unit, it will not change anything for that unit. The stage will never run again. New units that enter delinquency will not go through this stage.
- If you add a new non-recurring delinquency stage, that stage will be applied to all units that become delinquent in the future and any units that are currently delinquent. If existing units' number of days past due has exceeded the number of days set in this new stage, the new stage will be applied the day after the new stage is created and then once for every future billing cycle.
