Management Reports (Included with Edge) 

The Management Reports dashboard brings together insights about move-ins, occupancy, revenue, delinquency, insurance enrollment, and accounts receivable. It highlights monthly trends and key performance metrics, giving you a comprehensive view of operational and financial performance.

Filtering and viewing data 

The Management Reports dashboard can be filtered by facility and date. 

  • Select the facilities you would like to view from the Facility Name dropdown menu. 
  • Select a time frame from the Date Filter dropdown.
    • This Month (MTD): From the 1st of the current calendar month up to the current day minus one day
    • Last Month: The entire previous calendar month. Crucial for comparing full, completed monthly performance.
    • Last Quarter: The entire previous calendar quarter. Useful for quarterly reviews.
    • Last 12 Months: A rolling 12-month period ending on the last day of the previous calendar month. Useful for year-over-year comparisons and annual trends.
    • Last 24 Months: A rolling 24-month period ending on the last day of the previous calendar month. This includes the full available data history to analyze longer-term trends.


Click Update once your desired filter values are selected to refresh the dashboard.

The following reports are available inside the Management Reports dashboard.

Monthly Move-Ins by Lead Source

This report identifies the primary sources of move-ins and tracks their trends over time, helping you understand which lead channels are most effective at converting leads into move-ins. 

Report tie-out: The data in this report matches the Move-Ins Report in Edge and uses the Activity column from the report.

Key metrics

  • Count of Move-ins: Total count of Move-Ins and Future Move-Ins per month.
  • Count of Move-ins / Source: Count of Move-Ins and Future Move-Ins per Lead Source per month.
  • Source (%): Percentage contribution of each Lead Source to the monthly total.
  • Month: Month(s) determined by the start of the date range in your selected filter.

How the calculation works

  • The move-in count includes future move-ins, but excludes transfers.
  • Results are grouped by Month and Lead Source.

Monthly - Occupancy


This report allows you to view occupancy trends over time, helping you understand performance based on the selected filter criteria. 

Report tie-out: The data in this report matches the Consolidated Occupancy Report in Edge and uses the Total Unit Count (TOT) and % Occupied (O%) columns of that report.

Key metrics

  • Occupancy %: Percentage of Units that are Occupied at the end of the month for the selected filter range.
  • Total Occupied + Complimentary Units: Total count of occupied + complimentary units.
  • Month: Month(s) determined by the start of the date range in your selected filter.

How the calculation works

  • Occupancy % = (Occupied Units + Complimentary Units) / Total Active Units as of the last day of the month at 11:59:59 PM in the facility’s time zone
  • Total Active Units includes unrentable, complimentary, reserved, vacant, and occupied units. It excludes deleted units.

Monthly Revenue by Type

This report allows you to identify the primary sources of revenue and understand which revenue types are contributing the most to revenue over time. 

Report tie-out: The data in this report matches the General Ledger Report in Edge.

Key metrics

  • Sum of Revenue: The total sum of revenue per month.
  • Sum of Revenue / Type: Sum of Revenue per type per month.
  • Type (%): Percentage contribution of each Revenue Type to the monthly total.
  • Month: Month(s) determined by the start of the date range in your selected filter.

How the calculation works

  • It includes the following Income subcategories: Rental Income, Fee Income, Insurance Income, Service Income, Retail Income, and Misc & Other (this combines both Miscellaneous Income + Other income).
  • Sum of Revenue is grouped by Month and Revenue Type (Subcategory).

Delinquent Units 


This report allows you to view delinquency rate trends, helping you understand performance over time and delinquency by age. 

Report tie-out: The data in this report matches the Delinquency column of the Facility Comparison Report (Corporate Level) and the Delinquency Stages Report in Edge.

Key metrics

  • Delinquency Rate: Percentage of units that are delinquent as of the end of the month/end of the day, by month.
  • Total Delinquent Units: Count of delinquent units/tenants as of the end of the month, by month. This metric is not dependent on first-of-month vs anniversary billing.
  • Total Units: The count of units/tenants as of the end of the month, by month. This metric is not dependent on first-of-month vs. anniversary billing.
  • Delinquent Units by Aging Bucket: Count of delinquent units by the amount of time they've been delinquent by month. This metric does not account for First of Month (FOM) vs. Anniversary Billing.
  • Month: Month(s) determined by the start of the date range in your selected filter.

How the calculation works: The count of delinquent units is grouped by aging bucket and month.

Insurance


This report allows you to observe insurance enrollment status trends, helping you understand your insurance enrollment rate over time. Each bar represents a month and is segmented by insurance enrollment status. 

Report tie-out: The data matches the Insured Tenants Roll Report in Edge.

Key metrics

  • Count of Total Tenant/Units: Count of tenants/units by Month.
  • Tenant/units by Insurance Enrollment Status: Count of tenants/units by their enrollment status, by month. This metric is not dependent on first-of-month vs. anniversary billing.
  • %: Percentage of insurance enrollment status.
  • Month: Month(s) determined by the start of the date range in your selected filter.

How the calculation works 

  • The count of tenants/units is bucketed by insurance enrollment status and month. 
  • End of the month: The end of the last day of the month.

Accounts receivable


This report allows you to identify the types of tenants driving Accounts Receivable balances and observe their contribution trends over time. Each bar represents a month and is segmented by current vs. moved-out tenants. 

Report tie-out: The data matches the Aging Report in Edge.

Key metrics

  • Sum of Accounts Receivable: Total Accounts Receivable by time bucket. 
  • Sum of Revenue / Tenant/Unit Type: Sum of Accounts Receivable by tenant/unit occupancy status. 
  • Month: Month(s) determined by the start of the date range in your selected filter.

How the calculation works: The sum of Accounts Receivable occupancy status (current tenants/units) and the sum of Accounts Receivable occupancy status (moved-out tenants/units) are displayed for each month in the date filter, shown in dollar amounts.

Growth Reports

The Growth Reports dashboard highlights the impact of promotions on tenant acquisition and revenue. It surfaces trends in move-ins, revenue contribution, and length of stay across promotional offerings, helping you evaluate which campaigns drive the most value and retention.

Filtering and viewing data

The Growth dashboard can be filtered by facility, unit type, unit size, promotion, and date using the dropdown menus. 

Date Filters:

  • This Month (MTD): From the 1st of the current calendar month up to and including the current day.
  • Last Month: The entire previous calendar month. Crucial for comparing full, completed monthly performance.
  • Last Quarter: The entire previous calendar quarter. Useful for quarterly reviews.
  • Last 12 Months: A rolling 12-month period ending on the last day of the previous calendar month. Useful for year-over-year comparisons and annual trends.
  • Last 24 Months: A rolling 24-month period ending on the last day of the previous calendar month. This includes the full available data history to analyze longer-term trends.

Click Update once your desired filter values are selected to refresh the dashboard.

Promotion Move-Ins

This report helps you assess how different promotions drive tenant move-ins over time, making it easier to identify which offers bring in the most new tenants.

Report tie-out: The Move-Ins Report in Edge.

Key metrics

  • Total count of Move-Ins (including future move-ins) per Promotional Offering for the selected period & filter criteria
  • Trend of Move-Ins over time for each Promotional Offering
  • Count of Move-Ins (including future move-ins) for each Kind or Source within each Promotional Offering.
  • Percentage contribution of each Kind or Source to the total for each Promotional Offering.

How the calculation works: The count of all move-ins across the selected time period is grouped by promotion.

Promotion Revenue


This report highlights the initial revenue impact of each promotion, breaking it down by customer origin and source to show which campaigns deliver the greatest financial contribution.

Report tie-out: There is no report in Edge that displays this exact data. The data source is the move-in event. Some reports that support the data include Discounts, Rent Rates by Tenant, and Move-Ins.

Key metrics

  • Total Initial Revenue ($) per Promotional Offering
  • Month-over-month (MoM) change in revenue for a specific promotion.
  • Total Initial Revenue ($) for each Customer Origin/Kind within each Promotional Offering
  • Percentage contribution of each Customer Origin/Kind to the total revenue for each Promotional Offering
  • Total Initial Revenue ($) for each Source within each Promotional Offering.
  • Percentage contribution of each Source to the total revenue for each Promotional Offering.

How the calculation works 

  • Move-ins (including future move-ins), generated during the selected date range, that were associated with a promotion at the time of move-in are included.
  • Transfers and move-out are excluded.

Average Length of Stay by Promotion


This report allows you to identify which promotional offerings attract tenants who stay longer, helping to optimize marketing spend towards promotions that yield higher long-term value.

The first chart includes all tenants who moved in during the selected time period. The next chart includes only tenants who moved in during the selected time period and are currently active.

Report tie-out: There is no report in Edge that displays this exact data. The data source is the move-in event. Some reports that support the data include Length of Stay and Move-Ins.

Key metrics

  • Median Length of Stay in Days for each promotion

How the calculation works 

  • Length of Stay (in days): The difference between the move-out date and the move-in date for moved-out tenants.
  • Length of Stay = The Current Date - Move-In Date (for active tenants). 

 


Performance Reports 

The Performance Reports provide insights into revenue performance over time.

Filtering and viewing data

The Performance dashboard can be filtered by Facility Name. Click Update after selecting a facility.

Monthly Revenue Trend, YoY & MoM Comparison

This report allows you to quickly identify revenue trends, seasonality, and performance comparisons across different time periods. It helps you understand growth and the impacts of past strategies. 

Report tie-out: The data matches the Management Summary Revenue Section in Edge.

Key metrics

  • Total Revenue ($) for each month, per year
  • Exact monthly revenue per year

How the calculation works 

  • Revenue: Total revenue for each calendar month. 
  • Monthly Aggregation: Sum of Revenue Amount taken at the end of the last day of the month.

Gross Potential Revenue & Rent Rate

This report allows you to visually compare the maximum theoretical rental revenue a facility could generate (Gross Potential) against the rental revenue it actually collects (Actual Collected Revenue). It aims to highlight the "lost revenue" gap due to factors like vacancies, discounts, and delinquencies, empowering you to identify areas for revenue enablement. 

Report tie-out: The data matches the Management Summary and Occupancy Summary Reports.

Key metrics

  • Gross Potential Rental Revenue ($) per month: Standard Rent Rate for the corresponding point in time x 100% occupancy 
  • Actual/Economic Rental Revenue ($) per month: Paid (Rent) Rate x Actual Occupancy (for the corresponding point in time)
  • Lost Revenue ($) per month for the corresponding point in time

How the calculation works

  • Gross Potential Revenue (GP): For the selected time period, this is calculated as the sum of the Standard Rate of each available unit x the total number of available units at the facility.
  • Actual/Economic Revenue: For the selected time period, this is calculated as the sum of the actual paid rate of each occupied unit (specific to unit size) x number of units that were occupied during that time period (of that size).
  • Lost Revenue (Variance): Gross Potential Revenue - Actual/Economic Revenue.

Revenue by Stream

This report allows you to visualize the revenue generated by different streams within your portfolio. It helps you understand demand patterns, the financial contribution of various streams, and how the revenue mix from different streams changes over time. 

Report tie-out: The data matches the Management Summary Revenue Section in Edge.

Key metrics: Total Revenue per stream per selected time period

How the calculation works: Total revenue for each revenue stream

Report tie-out: The data matches the Occupancy Summary Report.

Revenue per Available Square Foot over time

This report allows you to visually track the efficiency of revenue generation per square foot of available storage space over time. It can help you understand how effectively you are monetizing the entire physical asset, enabling you to identify trends in yield and potential areas for pricing or occupancy improvement. 

Report tie-out: The data matches the Occupancy Summary Report.

Key metrics

  • Revenue Per Available Square Foot for each month over the selected time period (Unrentable units are omitted). 

How the calculation works

  • Total Collected Rent Revenue (for period)
  • Total Available Square Feet (for period) = Total sum of unit size(s) & sq ft for all rentable units in the selected facility during the period 
  • Revenue per Available Sq Ft = Total collected rent revenue / total available sq ft 
  • Calculations are as of the end of the last day of the month.
  • Units designated as "unrentable" are not included.

Average Rent Rate Per Square Foot Paid vs Standard Rate

This report allows you to clearly compare the average paid rate per square foot being collected against the standard rate per square foot across the unit mix. It helps you identify the extent of discounting and where your portfolio's pricing power is strongest or weakest. 

Report tie-out: The data matches the Occupancy Summary Report.

Key metrics

  • Paid ARRPSF(Average Rate per Square Foot): ($/sqft) for each unit type 
  • Standard ARRPSF: ($/sqft) for each unit type 
  • Absolute difference (Standard - Paid) 
  • % difference

How the calculation works

  • Paid Average Rent Revenue per Square Foot = Total Collected Rent Revenue for Unit type and size in period / Total occupied sq ft for unit type and size in period 
  • Total Collected Revenue = Sum of Rent Revenue Amount for occupied units of the specific Unit Type / Size within the selected period.
  • Total Occupied Square Feet = Sum of (UnitSize_SqFt * DaysOccupiedInPeriod) for all units of the specific unit type or size that were occupied within the selected period.
  • Standard Average Rent Rate per Square Foot = Standard Rate of unit / unit size sq ft for each unit. 

Square Foot Delta Rent Rate vs Standard Rate

This visualization helps users understand how actual rent rates compare to standard rates across different unit sizes, normalized by square footage. It highlights pricing variations and discounting patterns over time, enabling you to assess how effectively you are monetizing available space.

Colors indicate whether you're collecting more or less than the standard rate for each unit size.

  • Green: Collecting less rent than the standard rate
  • Red: Collecting more rent than the standard rate

Report tie-out: The data matches the Economic Occupancy section of the Occupancy Summary Report.

Key Metrics

  • The metrics represent the difference between the average paid rent rate and the standard rent rate, calculated on a per-square-foot basis for each unit size and month.
  • A higher positive delta (green cells) indicates stronger pricing power, where actual rent rates exceed standard rates. A lower or negative delta (red cells) suggests discounting or rent reductions below the standard rate.

Delta Rent Rate vs Standard Rate

This chart compares the actual rent rates charged to tenants with the standard (listed) rates for each unit type, illustrating how the realized rental income differs from the expected pricing. It allows you to monitor the effectiveness of your pricing strategy and identify where discounting or rate premiums are occurring.

Colors indicate whether you're collecting more or less than the standard rate for each unit size.

  • Green: Collecting less rent than the standard rate
  • Red: Collecting more rent than the standard rate

Report tie-out: The data matches the Economic Occupancy section of the Occupancy Summary Report.
