The Walk Through report is a critical operational tool for facility management. It provides a comprehensive, unit-by-unit snapshot of the facility's status, summarizing occupancy, delinquency, maintenance needs, and other vital information required for the day's tasks. It guides the facility manager's daily physical inspection of the property and serves as an action list for collections, maintenance, and move-in/move-out preparedness.
Unit / Size: Identifies the physical unit number and its width and length dimensions.
Occ: Occupancy Status (e.g., Occupied, Complimentary, Vacant, Reserved, Unrentable). It also clearly shows the number of days late or days vacant
Tenant: The first and last name or business name of the customer currently occupying or reserving the unit.
Vehicle: The access vehicle's license plate number, license state, and vehicle description.
Note the access vehicle is the vehicle information entered in the tenant's general profile, not the stored vehicle information entered in the unit rental profile.
PTD / MID: The unit's Paid-Through Date (PTD) and Move-In Date (MID).
Del Stage: The unit's current Delinquency Stage (e.g., Delinquency Starts, Schedule Auction, Lien).
Overlock: Notes any physical overlock status based off the use of the "Overlock" action in the facility's delinquency schedule (e.g., Needs overlock, Unit overlocked, Needs overlock removed).
Maint: Notes any scheduled maintenance or cleaning for the unit (e.g. "Dirty', "Damaged")
SMO: Any upcoming scheduled move-out date.
Balance: The current amount owed by the tenant for the unit.
Rate: The current monthly rental rate for the unit.
⚠ Note The Excel and CSV versions of the report include a note column. This column is blank and intended to be populated with user-written notes during the walkthrough.
