When a lead, reservation, or move-in is processed in storEDGE, the system gathers information about how the prospective tenant heard about your facility. It does this either manually or automatically. For leads, reservations, or move-ins processed by you in-store, the data is gathered through your manual input in the Marketing Information section of the lead/reservation/move-in screen. For leads, reservations, or move-ins processed via an API connection to your storEDGE account (such as your website, kiosk, or call center), the data is automatically gathered and associated with the lead, reservation, or move-in. The Lead Activity report is a detailed list of lead, reservation, and move-in activities describing who (tenant name, phone number, email address), what (unit #, size, amenities, quoted price), when (date the activity started, finished, or was cancelled), and how (category and source) the tenant interacted with your facility.
The top of the report is a summary count of the number of leads that were opened, reserved, cancelled or moved-in during the date range of your report by the source under which they came. The sources displayed in your Lead Activity report come from two lists within storEDGE.
- The Lead Sources section of your Corporate Settings
- The list of channels in the API section of your Corporate Settings
Examples of Leads listed in the report
Example 1 - A Manually Entered Lead
If a prospective tenant came into your facility saying he found your information on your website, you would manually enter the lead like this...
It would show up in the Lead Activity report like this...
Note that the Category column in the report matches the Kind dropdown list in the lead form and the Source listed in the report exactly matches the Source selected from the dropdown list. Remember that the source dropdown list can be edited in your Corporate Settings in the Lead Sources section.
! Important Note ! If the Source field is left blank, the value selected in the Kind field will be listed as the Source in the Lead Activity report.
Example 2 - An Automatically Generated Lead
If a prospective tenant went online to your Sparefoot listing and filled out a reservation form that was connected to your storEDGE account via an API channel, it would show up in the Lead Activity report like this...
Note that the Category column in the report will indicate "Internet" and the Source listed in the report is the API Channel Name (the API Channel Name comes from your Corporate - Settings -API list). In the example above, "Online Marketing Service - Sparefoot" is the API Channel Name. If the lead is edited, the Source listed in the Lead Activity report will be appended with the chosen Source Name (Source Name comes from your Corporate - Settings - Software Settings - Lead Sources list.) In the example above, if you edited the lead and selected "Call Center" from the Source dropdown list, the Lead Activity report would say the "Online Marketing Service - Sparefoot - Call Center".
Note: API Channel names cannot be changed or edited.
Example 3 - An Automatically Generated Lead from Your Storable Website
The Storable (aka storEDGE) Website platform offers more detail when leads come from it into your storEDGE software. Four default Lead Sources (Coupon, Reservation, Move-In, Inquiry) will let you know when a customer has taken a specific action on your website. Those leads will show up in your Lead Activity report with a Category of Internet and a Source of storEDGE Website - Coupon, storEDGE Website - Reservation, storEDGE Website - Move-In, or storEDGE Website - Inquiry.
