User Performance Report

The User Performance report provides a comprehensive view of individual user activity across your facilities, tracking key performance metrics including move-ins, merchandise sales, payments processed, credits issued, and fee waivers. This report helps multi-facility operators monitor staff performance, identify training needs, and recognize top performers across your organization.

Trailing day data: This report is built on trailing day data, meaning it can only be generated up to the prior day and not for the current day. Using trailing day data allows for static data and guarantees data completion and accuracy.

How to Use This Report

The User Performance report is designed to help you:

  • Track individual productivity – Monitor how many move-ins, payments, and sales each user completes
  • Identify top performers – Recognize staff members who excel in move-ins, payment processing, or merchandise sales
  • Spot training opportunities – Identify users who may need additional training or support in specific areas
  • Audit user activity – Review credits issued and fee waivers by user to ensure proper authorization and compliance
  • Allocate resources – Use activity data to make informed staffing decisions across facilities

Understanding the Report Columns

The User Performance report displays data organized by facility and user, with performance metrics grouped into logical categories:

USER

  • Facility – The facility where the user performed activities
  • Name – The username or display name of the staff member who performed the tracked actions

RENTALS

Activity related to move-ins during the reporting period:

  • Move Ins – Number of move-ins, including future move-ins, completed by the user during the reporting period. 

SALES

Retail merchandise sales processed by the user:

  • Merch – Total dollar amount of merchandise (retail items) sold by the user during the reporting period. This includes all retail transactions processed through the Retail function in Edge.

PAYMENTS

Payment processing activity by the user:

  • Count – Number of individual payment transactions processed by the user during the reporting period. This includes all payment types: cash, check, credit card, ACH, and money order.
  • Total – Total dollar amount of payments processed by the user during the reporting period. This represents the sum of all payment transactions.

CREDITS

Credits issued by the user:

  • Count – Number of credit transactions issued by the user during the reporting period. Credits reduce a tenant's account balance and are typically used to resolve billing errors or provide tenant compensation.
  • Total – Total dollar amount of credits issued by the user during the reporting period.

WAIVES

Fee waivers applied by the user:

  • Count – Number of fee waiver transactions processed by the user during the reporting period. Fee waivers remove specific fees from a tenant's account.
  • Total – Total dollar amount of fees waived by the user during the reporting period.

Summary Row

  • TOTALS – Sum totals across all users and facilities for each metric in the reporting period. This row provides portfolio-wide performance figures for comparison.

Understanding User Activity

What Gets Tracked

The User Performance report tracks actions where a specific user is logged in and performs the transaction. Tracked activities include:

  • Move-ins completed by the user (includes reservations converted to move-ins)
  • Retail/merchandise sales processed through the Retail button
  • Payments of all types (cash, check, credit card, ACH) processed manually
  • Credits issued to tenant accounts
  • Fee waivers applied to tenant accounts

What Shows as "System Generated"

Certain automated actions appear under "System Generated" because they are not performed by an individual user:

  • Autopay transactions processed automatically by the system
  • Online payments made by tenants through the Rental Center
  • Scheduled or automated billing transactions
  • API-based transactions from integrated third-party systems

Interpreting the Data

When analyzing user performance, consider:

  • Context matters – A user at a high-traffic facility may naturally process more transactions than one at a smaller location
  • Role differences – Some users may focus on sales and move-ins while others handle back-office tasks like payment processing
  • Time period – Part-time staff or users who started mid-period will show lower totals
  • Facility type – Unmanned or automated facilities will show higher "System Generated" activity

The User Performance report can be filtered by:

  • Date range – Select any reporting period to analyze performance
  • Facility groups – View user performance within specific facility groups
  • All facilities – See all user activity across your entire portfolio

This report is especially valuable for:

  • Monthly performance reviews
  • Commission calculations
  • Operational audits
  • Training program assessment
  • Workload distribution analysis

Use this report alongside individual facility reports and tenant history to investigate specific transactions or verify user actions when needed.
