Auto-Protect Max provides everything you need to automate Tenant Protection Plan (TPP) enrollment for tenants, including document management, tenant communication, and billing. New and existing tenants will be enrolled in your lowest cost plan if they fail to provide your facility with proof of private insurance coverage.

How Auto-Protect Max works for existing tenants
Auto-Protect Max ensures all of your current tenants are automatically covered by either your Tenant Protection Plan or private insurance. Insured tenants will be converted to Storable TPP. Uninsured tenants will be informed that they will be automatically enrolled in TPP.
Insured tenant notification
If tenants previously purchased coverage from your facility, our team will handle converting them to your new Storable Tenant Protection Plan. Tenants will receive an email notifying them of an upcoming change to their insurance provider and all the details they need about their new coverage. After 30 days, their coverage will be automatically switched on the date of their next billing cycle.
Uninsured tenant notifications
Uninsured tenants will receive an email informing them that their lease now requires Tenant Protection Plan coverage. Our team will work with you to ensure the correct notifications are sent.
Tenants can submit proof of private insurance through the Insurance Proof Portal to be opted out within the grace period or within 30 days of the TPP policy start date for a refund.
Enrollment email
If proof is not submitted within the grace period, they will be enrolled in your lowest-cost store policy and will receive an email welcoming them to the Tenant Protection Plan. The tenant can still submit proof of private coverage within 30 days for a refund of any fees paid. In this case, no coverage will be provided for the period of time between the start of the TPP policy and the cancellation date.
How Auto-Protect Max works for new tenants
When a tenant moves in online or in person at your facility, they will be required to either select coverage at move-in or they will be automatically enrolled in your lowest-cost Tenant Protection Plan.
Edge will send your tenants an email after move-in, reminding them that they will be automatically enrolled in TPP if they don’t provide proof of private coverage within 1 business day.
If the tenant does not provide proof of private insurance before the end of that time period, they will be automatically enrolled in your store’s lowest-cost TPP plan. They will receive another email at that point confirming their enrollment.
After that time, they can still cancel the TPP coverage for a refund by submitting valid Proof of Insurance through the Proof of Private Insurance Portal within the 30-day grace period. In this case, no coverage will be provided for the period of time between the start of the TPP policy and the cancellation date.
Submitting private insurance coverage
Tenants can submit proof of their private insurance coverage by clicking the link in our Auto-Protect emails to access our Proof of Private Insurance Portal and entering their insurance details. Tenants will be provided with contact information for the Storable TPP Support Team in case they have any questions or issues submitting proof through the portal.
Viewing enrollment activity in Edge
You can view TPP enrollment activity in the tenant history.
When a tenant is enrolled in TPP, there will be an event in the tenant's history.
You’ll also see the addendum sent to the tenant.
If the tenant provides proof of insurance (POI), there will be an event for the proof of insurance being added and the enrollment cancellation.
Cancellations and refunds within the 30-day grace period
If private insurance coverage is provided within the 30-day grace period, the tenant may or may not receive a refund for the first month’s TPP fee. They will also be informed that no coverage will be provided for the period of time between the start of the TPP policy and the cancellation date.
TPP is cancelled in Edge or through the Proof Portal before charges are paid
If a facility manager cancels TPP coverage, inputs the tenant’s proof of private coverage in Edge, and the tenant has not yet paid the fee, any pending TPP charges will be removed.
The pending charge will be voided on the tenant’s ledger.
TPP is cancelled in Edge after charges are paid
If a facility manager cancels TPP coverage by inputting the tenant’s proof of private coverage in Edge and the tenant has paid the fee, the fee will be refunded during the cancellation workflow.
The refund will be reflected in the tenant ledger.
The tenant submits proof through the Proof Portal after charges are paid
If a tenant cancels TPP coverage by submitting proof via the Proof Portal, and they have already made a payment for the TPP fee, you will see a task to approve the refund in the Corporate task list.
