Rental Review

Rental Review allows Edge users with Rental Review permission to flag tenants for review before they can be rented to in the future. Flagged tenant profiles display a badge and include notes about the steps required to remove the flag. 

When creating a new tenant profile or performing a move-in, Edge will search tenant records at all locations on your account to find potential matches. This does not prevent a manager from moving the tenant in; however, they can evaluate the match, the reason for the flag, and the steps to remove the flag before deciding whether to rent to the tenant. If a tenant flagged for Rental Review attempts to move in online, they will see an error message instructing them to contact your facility.

Enable Rental Review

To enable Rental Review, go to your Corporate Tenant Settings.

 

Click the Yes radio button under the Allow Rental Review section. If you don’t want Rental Review to be enabled at all locations on your account, uncheck those locations from the Facilities list. 

Click Save when you’re done.

Next, navigate to Corporate Settings and click Roles under the User Management section.

Edit the role(s) that should have permission to apply or remove the Rental Review flag.

Under the Per-facility permissions section, check Add or remove tenant from the Rental Review List.

Click Update Role at the bottom of the page.

Apply the Rental Review flag to a tenant’s profile

Rental Review can be applied during a move-out or from the tenant’s profile page.

During move-out

During the first step of a move-out, check the Requires review for future rental box if you’d like to apply the flag for the tenant.

Select a Reason from the dropdown menu. Please note: These reasons cannot be edited.

Enter Restoration Conditions details and proceed with the move-out as usual.

From the tenant profile

  1. To apply the flag from the tenant’s profile page, click Edit Tenant.

Click Edit Rental Review.

2. Check the Requires review for future rental box, select a reason, and enter restoration conditions.

3. Click Add Rental Review.

If Allow Badges on Tenants is enabled in your Tenant Settings, the Rental Review badge will be shown at the top of the tenant page. 

The Rental Review details will also be shown in the General Information section of the tenant page.

To view tenants who have the Rental Review flag, you can filter the Tenants page by Rental Review Status or find the Rental Review report in Reports > Occupancy.

Remove the Rental Review flag from a tenant’s profile

  1. To remove the Rental Review flag from a tenant’s profile, click Edit Tenant.

2. Click Edit Rental Review.

3. Check the box labeled “I confirm that I want to remove the Rental Review flag for this tenant” and click Remove Rental Review.

Check Rental Review status

When creating a new tenant in Edge, your software will check for similar tenants who have been marked for Rental Review at any location on your account. To check for Rental Review, you must enter a first and last name and at least one of the following: Email, street address, or phone number. If a potential match is found, you will see a Rental Review Alert at the top of the screen. You can click the tenant’s name from the Rental Review Alert to open and review the tenant’s profile.

Online Move-Ins

If a tenant flagged for Rental Review attempts to move in online, they will see an error message instructing them to contact your facility.

In your task list, you will see an Online Move In Denied section under Online Move-Ins.

Click on Online Move In Denied to review tenants who attempted to move in online but were denied. If you have access to the facility’s software that contains the tenant profile, you can click on the tenant’s name from this list to view their profile.

Reporting 

You can find a report showing tenants with the Rental Review flag in your facility-level or Corporate-level reports. This report includes real-time data.

  1. Expand the Occupancy section of the Reports page. Click Rental Review. 

2. Select the report format you want and click Generate.

Only one status will be shown in the Rental Status column of the report. If the tenant qualifies for more than one status, the software will show a status based on the following order of precedence. The status highest on the list will be shown on the report.

  1. Current tenant (Including Future Move-ins)
  2. Reservation (Lead status = Reserved)
  3. Wait listed 
  4. Open lead
  5. Previous tenant
  6. Closed lead

Storable CRM

By default, CRM accounts integrated with Edge will not prevent move-ins for leads flagged for Rental Review. However, if you would like to prevent tenants flagged for Rental Review from moving in through CRM, you can turn off this API permission by checking Skip api/rental reviews under Corporate Settings > User Management > API.
