Auto-Protect Max with Storable Insurance

Auto-Protect Max is available for facilities that use Storable Insurance (Storsmart or Bader) as their insurance provider and can be enabled by the Storable Team. If you're an insurance customer or interested in offering tenant insurance, reach out to insurance@storable.com.

Auto-Protect Max provides everything you need to automate insurance enrollment for tenants, including document management, tenant communication, and billing. New and existing tenants will be enrolled in your lowest cost plan if they fail to provide your facility with proof of private insurance coverage.

In this article:

Exclude unit types from insurance (optional)

Excluding a unit type from your store insurance prevents you from selling coverage for units that you don’t want or need to be insured, such as a unit that isn’t covered by your insurance policy. Insurance won’t be offered when a tenant moves into a unit of that unit type.

To exclude a unit type from insurance:

  1. Navigate to Software Settings at the Corporate level of your software. Click Unit Types under the Unit/Rental Management Section. 


 

  1. Click Edit next to the unit type you'd like to exclude.

  1. On the next screen, check the box labeled Do not allow store insurance on this Unit Type.
  2. Click Save.

How Auto-Protect Max works for existing tenants

When you sign up for Auto-Protect Max, we’ll reach out to your current tenants to ensure they are covered by either your store insurance or private insurance. Learn more in our article: The Audit Letter Program.

How Auto-Protect Max works for new tenants

If a customer elects to enroll in your store insurance during the move-in process, select Store Insurance under the Insurance/Services section of the move-in screen, then select the coverage amount they choose.

If instead, they will provide proof of private insurance coverage, select Private Insurance. The customer will receive automated emails with a link to the Proof of Private Insurance Portal, where they can submit their insurance details and Declarations page.

The Insurance Agreement will be generated at move-in along with your lease and any other move-in documents you require. It states that the tenant agrees to be enrolled in and pay for your facility’s insurance plan if they decline to purchase it at move-in and they don’t provide proof of private insurance within the 14-day grace period. 

If you use e-sign functionality to gather signatures, the tenant can sign the Insurance Agreement electronically along with their lease. If you print documents for signature collection, ensure the Insurance Agreement is signed and uploaded to your software. There will be a checkbox at move-in asking you to confirm that all required documents (including the Insurance Agreement) have been physically printed and signed.

If the tenant did not purchase coverage at move-in, they will receive an email immediately after move-in and 7 days before the end of the grace period, reminding them that they’ll need to provide proof of private insurance or they’ll be enrolled in your store insurance at the end of the grace period. The email includes a link to our Proof of Private Insurance Portal, where they can enter their private insurance details.

If the tenant doesn’t provide proof of private insurance within the grace period, they will be automatically enrolled in your store insurance and receive an email confirmation. It provides them with details about their enrollment, monthly premium, and links to a brochure and Certificate of Insurance.

Submitting private insurance coverage

Tenants can submit proof of their private insurance coverage during the grace period by clicking the link to our Proof of Private Insurance Portal from the Auto-Protect emails and entering their insurance details. 

The tenant should fill in the fields on this page, upload their private insurance Declarations page, check the boxes at the bottom, and click Submit. The tenant will not be enrolled in your store insurance plan.

Viewing enrollment activity in Edge

No additional action is needed on your part unless a tenant reaches out to sign up for a specific insurance plan. However, you can keep track of insurance enrollment at your facility in several places:

The Task List  

You’ll be notified in the Task List when a tenant submits new proof of private insurance.

You’ll also see tasks labeled "Invalid New Private Insurance" in your Task List. When you expand this section, you’ll see a list of tenants currently not enrolled in store insurance or who haven't provided proof of private insurance, along with the date they’ll be enrolled in insurance if they don’t provide proof of coverage. Additionally, you’ll receive a Task List item labeled Missing Insurance that will redirect you to the Insurance tab and show you tenants who will be enrolled the following day.

  • Invalid New Private Insurance: This Task List item shows which of your tenants need to provide proof of insurance again.
  • Missing Private Insurance: This Task List item shows who will be automatically enrolled in store insurance the following day. It will also lead you to your Insurance tab, which shows the insurance status of all of your tenants in one place.
  • Your Task List can help you track private insurance expirations to keep every insurable unit at your facility covered. You can find instructions to update private insurance in our article: How to manage expired private insurance.

The Insurance Tab  

When you’ve enabled Auto-Protect, you’ll have a new insurance dashboard on the facility level of your software. The Insurance tab provides a filterable list of every tenant at your facility, including insurance status and enrollment date. You can filter this list by insurance status.

The Insurance Status Report 

The Insurance Status Report is found in Corporate Reports. This report shows all active tenants at your facilities and their insurance status.

The Tenant profile 

The tenant's insurance enrollment or private insurance coverage will appear in the Insurance section of their tenant profile. 

When the tenant uploads their Declaration page in the Proof of Private Insurance Portal, it will be added to the Documents tab of the Tenant Profile.
